大学以其浓郁的文化氛围和良好的人文环境,吸引着人们纷纷选择在大学周边定居。与此同时,大学周边房地产开发商也凭借这特殊的区位而相应提高住宅的销售价格。那么在什么范围内,大学会对周边住宅价格产生影响呢?本文以复旦大学作为研究对象,运用享乐价格模型进行分析,结论是:在以大学为中心的250~500米之间的半径范围内,住宅价格会受到大学的影响。
University with its rich cultural atmosphere and good human environment, attracting people have chosen to settle around the university. At the same time, real estate developers around the university rely on this special location and accordingly increase the sales price of residential. Then in what extent will the university affect the surrounding residential prices? This article takes Fudan University as the research object, and uses the hedonic price model to analyze. The conclusion is that within the radius of 250 to 500 meters centered on the university , Housing prices will be affected by the university.
