房地产在我国建筑行业占有举足轻重的地位,曾一度是我国政府进行宏观经济调控的手段。到如今,国家相继出台了许多房地产政策,从根本上结束了房地产的暴利时代,房地产这一行业逐渐步入平利和微利时期。这就要求企业家们进行有效的成本控制,通过严格的成本控制来增加盈利。然而,就房地产而言,存在着数据信息庞大,参与方众多等客观困难,使得房地产成本控制工作量大,难以实现且控制结果不够显著。BIM技术能够很好的解决这个问题。BIM是以三维数字技术为基础,集成建设工程项目各种相关信息的工程数据模型,同时又是一种应用于设计、建造、管理的数字化技术。BIM技术以房地产开发项目的全生命周期为控制对象,在这个过程中实现信息共享,以达到节约时间,解放大量人力物力,有效降低项目成本的目的。文章结合BIM技术的理念,分析其在房地产开发项目成本控制中的应用。
Real estate plays a decisive role in the construction industry in our country. For a time, real estate was the means by which our government carried out macroeconomic regulation and control. Up to now, the state has promulgated many real estate policies one after another, fundamentally ended the huge profits of real estate era, the real estate industry has gradually entered the period of flat profits and meager profits. This requires entrepreneurs to conduct effective cost control, through strict cost control to increase profits. However, as far as real estate is concerned, there are objective difficulties such as huge data and lots of parties involved, making the control of real estate cost control difficult, and the control result is not significant enough. BIM technology can be a good solution to this problem. BIM is an engineering data model based on 3D digital technology that integrates various information related to the construction of a construction project. It is also a digital technology used in the design, construction and management. BIM technology to the real estate development project life cycle as the control object, in the process of information sharing, in order to save time, liberate a large amount of manpower and resources, and effectively reduce the project cost. Based on the concept of BIM technology, this article analyzes its application in the cost control of real estate development projects.
