就在人们还在讨论北京市房价涨幅是以国家统计局为准还是以北京市建委为依据的时候,上海和广州最近也出现了类似的现象。去年年末某知名房地产顾问公司表示上海中心地区房价已经下跌了约25%。接着就有机构研究报告指出,上海总体房价比最高点实际仅下降了5%。广州2006年下半年后几个月的房价信息让人难以看懂:9月份一手住宅每平方米刚刚猛跌406元,但10月份又上涨了约600元,如过山车。但购房者却没有这样的感觉:没有看到哪个楼盘的价格上蹿下跳。
Just as people are still discussing whether Beijing’s property price increases are based on the National Bureau of Statistics or on the basis of Beijing Municipal Construction Commission, similar phenomena have recently emerged in Shanghai and Guangzhou. A well-known real estate consultancy at the end of last year said house prices in the center of Shanghai had dropped about 25%. Then there is a body research report pointed out that the overall price of Shanghai than the highest point actually dropped only 5%. Guangzhou’s housing prices a few months after the second half of 2006 were hard to understand: first hand residential plunged 406 yuan a square meter in September, but rose about 600 yuan in October, such as the roller coaster. However, homebuyers have no such feeling: did not see which real estate prices jump up and down.
