随着房地产价格在政府政策的调控中逐年高速上涨,我国房地产金融也暴露出很多问题。本文就以这一现实问题为导向,首先对美国在近期发生的次级按揭贷款危机发生过程进行了简要的回顾,随后介绍了我国房地产金融的现状。并就我国和美国的不同国情,在总结了美国次按危机的经验教训的基础上指出美国经验对我国的启示,并针对当前的房地产金融中存在的问题提出了进一步治理的政策建议。本文的最后对我国房地产市场发展的未来进行了展望,只要我们能够充份认识发展过程中潜在的危机,及时治理不良现象,我国房地产金融就可以实现健康平稳的发展。
With the rapid rise of real estate prices in the regulation of government policies, China’s real estate finance has also exposed many problems. Based on this practical issue, this article first briefly reviews the process of the U.S. subprime mortgage loan crisis that occurred in the near future, and then introduces the current situation of China’s real estate finance. On the basis of summing up the experiences and lessons of the subprime crisis in the United States, this article points out the enlightenment of the American experience to our country on the basis of the different experiences of our country and the United States, and puts forward the policy suggestions for further governance in light of the current problems in the real estate finance. At the end of this article, the future development of China’s real estate market is prospected. As long as we can fully understand the potential crisis in the development process and manage the adverse phenomena in time, our country’s real estate finance can achieve healthy and stable development.
