在国家一系列鼓励住房消费政策的推动下,我国房地产投资持续保持较快的增长速度。局部地区和部分中心城市出现房地产投资增幅过大、市场结构不合理、房地产价格高涨、商品房空置率上升较快等问题,我国金融机构房地产金融业务的风险也日渐增加。本文紧紧围绕如何防范房地产金融风险这个核心论题,具体分析房地产金融风险产生的原因,提出防范我国房地产金融风险的对策建议。
Driven by a series of national policies to encourage housing consumption, China’s real estate investment maintained a relatively fast growth rate. In some areas and some central cities, the real estate investment in China’s financial institutions is also at an ever-increasing risk due to such problems as excessive increase in real estate investment, unreasonable market structure, high real estate prices and rapidly rising vacancy rates in commercial housing. This article focuses on how to prevent the real estate financial risk of this core issue, the specific analysis of the real estate financial risk causes, put forward countermeasures to prevent China’s real estate financial risks.
