基于微观影响因素的视角,分别对合肥市的居住、商业和办公三类用地地价的空间格局、空间异质性进行空间插值和回归分析。研究发现:1用地性质不同,其地价的空间格局也不同。2居住地价呈现出多中心的空间结构,地价峰值区以城市老城区、天鹅湖及滨湖塘西河公园为中心呈现圈层式梯度扩散。商业地价有明显的功能分区,区位依然是影响商业发展的关键因素,商业地价的空间分布具有较高的向心性。办公地价的空间布局具有显著的空间依赖性,集聚经济在办公用地的开发过程中发挥着重要作用。3因用地性质差异,各类地价空间格局的影响因素也有所不同,但容积率对三类地价都存在显著影响。4建立地价与城市规划之间的互动关系,尤其是城市及片区的控制性详细规划编制,对容积率、宗地面积等因素进行合理的赋值,能有效地发挥出土地的使用价值。
Based on the microscopic influencing factors, spatial interpolation and regression analysis of the spatial pattern and spatial heterogeneity of the land price of residential, commercial and office space in Hefei were conducted respectively. The study found that: 1 the nature of the land is different, the spatial pattern of land prices are also different. 2 Residential land presents a multi-center spatial structure. The peak land area presents a cyclical gradient diffusion centering on the urban old city, Swan Lake and Binhu Tangxihe Park. Commercial land prices have obvious functional zoning. Location is still the key factor affecting commercial development. The spatial distribution of commercial land prices has high concentricity. The spatial distribution of office land prices has significant spatial dependence. Agglomeration economy plays an important role in the development of office land. 3 Due to the differences in the nature of land use, the factors affecting the spatial pattern of various types of land prices are also different, but the volume ratio has a significant impact on the three types of land prices. 4 The establishment of the interactive relationship between land price and urban planning, especially the detailed control planning of cities and districts, makes reasonable assignments to the factors such as floor area ratio and parcel area, which can effectively exert the value of land use.
