2008年以来我国一直实行紧缩的货币政策,虽然2012年货币政策的基调变为保持稳健,但这对房地产行业带来的冲击是不容小视的。目前房地产行业正处于低迷期,融资成本不断提高,而房地产市场却萎靡不振。因此,房地产行业的融资问题在这个时期显得尤为重要。本文从货币政策等宏观经济形势着眼,首先介绍了房地产行业的主要融资渠道,然后分析了如今房地产业融资困境,最后针对各种融资问题提出了相应的应对措施。
Since 2008, China has been implementing a tightening monetary policy. Although the tone of monetary policy in 2012 has remained stable, the impact it has on the real estate industry can not be underestimated. At present, the real estate industry is in a downturn, financing costs continue to rise, while the real estate market has been sluggish. Therefore, the financing of the real estate industry is particularly important during this period. This paper focuses on macroeconomic situation such as monetary policy, first introduces the main financing channels of the real estate industry, and then analyzes the real estate financing predicament, and finally puts forward corresponding countermeasures for various financing issues.
