当前小区物业管理中存在的主要问题是,物业服务企业与开发商之间的法律关系不明确,物业服务企业责任不明,不认真履行合同。应进一步完善物业管理法律,严格实施分业经营、规范物业服务,政府要进一步增强服务意识,业主要增强维权意识,物业服务企业要规范服务行为。
At present, the main problems existing in the residential property management are that the legal relationship between the property service enterprise and the developer is not clear, the responsibility of the property service enterprise is unknown, and the contract is not conscientiously fulfilled. The property management law should be further perfected, the division of operation should be strictly implemented, and the property services should be regulated. The government should further enhance its awareness of service. Owners should enhance their awareness of safeguarding their rights and property management companies should standardize their service activities.
