随着我国人口老龄化程度的加剧,社会保障面临的压力与日俱增。住房反向抵押贷款作为一项国外比较成熟的业务模式开始进入国人的视野。虽然其可以直接针对我国的人口老龄化现实,在国外的开展也收到了很好的效果,但笔者从我国的国情出发,通过主要从金融机构的角度分析此项业务开展的可行性,说明了我国尚不具备开展此项业务的市场环境,金融机构从自身的利益出发对住房反向抵押贷款业务的推出并无热情,其开展还需要一段很长的路要走。
As the population in our country ages, the pressure on social security is on the rise. Housing reverse mortgage loans as a relatively mature business model began to enter the field of vision. Although it can directly target the reality of population aging in our country and it has also received good results in foreign countries, the author analyzes the feasibility of this business from the perspective of financial institutions from the perspective of China’s national conditions, China still does not have the market environment to carry out this business. Since financial institutions start from their own interests, they are not enthusiastic about the launch of the reverse mortgage loan business, and it still needs a long way to go.
