二手房房地产二级市场只包括新建商品房的交易市场,而当其再自行买卖或转手时,第二次、第三次……均属二手房交易的范畴。因此,二手房并非是指那些破败、淘汰的房子。相对于一般住宅70年以上甚至上百年的使用寿命,那些只有几年、十几年房龄的二手房可谓是“小弟弟”了。就目前欧美等发达国家房地产市场的现状分析,二手房的交易量占到整个房地产市场交易量的80%左右。北京的公房交易量到去年底有1100多套,到2003年前后,二手房的交易量将与商品房的交易量持平。而后,随着二手房市场的稳步发展,其终将替代商品房成为房地产市场的“领跑者”。 (晓贺)
