房地产升值预期是引起房地产市场投机行为的重要因素,投机性需求进一步带动房地产价格的上升。本文从资产升值性预期和升值性预期影响房地产价格的理论分析入手,通过实证研究表明资产升值性预期和房价短期内存在双向因果关系,并由此提出相关对策建议。
Real estate appreciation is expected to cause speculation in the real estate market an important factor in speculative demand to further promote the real estate prices. This article starts with the theoretical analysis of expected appreciation of assets and the expected impact of real estate prices. Empirical studies show that there is a two-way causal relationship between the expectation of asset appreciation and short-term real estate prices, and put forward relevant countermeasures and suggestions.
