经济学家萧灼基日前撰文说,炒作房地产,包括对楼花的炒作,是市场操作手段。市场的炒作会促进资金的流动,而资金流可以促进物流。房地产进入炒作期,会使老百姓由单纯的住房消费者,变成消费投资者,能培育一批房地产投资者。目前我国的房地产还处于发展初期,从1992、1993年房地产市场实际启动,至今不过七、八年时间,远远没有达到热的程度,而炒作有利于这个市场加温。中国房地产市场的发育成熟至少还需要10年时间。
