新春伊始,万物更新,广州房地产市场也进入了一个新时期。就在北京、上海等地大肆讨论房地产市场是否过热、虚火上身、需要政府出面降温时,作为房地产市场化最成熟的广州,自去年下半年以来,已经通过市场这个无形之手在调节了。相对于去年12月略有起色的住宅成交,今年1月住宅市场的走势可谓平淡。供应减少成交平淡受宏观经济的影响,房地产供给也开始自然缩减。在预售方面,多层住宅的预售面积大幅度下降,原八区由12月份的73760平方米,急剧降到1月份的29678平方米,全市由407025平方米降到235074平方米,分别下降59.76%和42.24%。原八区同比去年1月减少52.1%。供应以番禺区较多,表明番禺今年依然是住宅市场的焦点。而高层住宅预售面积,表现相对良好。1月份供应形成天河、海珠、白云三足鼎立局面。由于白云区的高层住宅供应增加,导致原八区预售面积1月比去年12月增加116088平方米,增幅41.24%;同比去年1月,原八区预售增加43%。而番禺的高层预售面积剧减,致使全市预售面积下降4.83%。
