本文采用面板数据建立模型,比较分析了商品房价格对城镇居民非住房消费影响的区域差异。研究结果表明,随房价从低到高,消费弹性呈倒U型,政府应根据房价和经济发展程度制定房地产市场发展目标和调控政策;低房价地区应将发展商业经济和提高居民收入水平放在首位,谨防房价下跌对区域经济产生负面影响;中等房价地区需放缓房价上涨速度,延长高弹性持续时间;高房价地区必须严格控制房价增长,谨防其对区域经济发展产生抑制作用。
In this paper, panel data is used to establish a model to compare and analyze the regional differences of the impact of commercial housing prices on the non-housing consumption of urban residents. The results show that with the price rising from low to high, the consumer elasticity is inverted U-shaped, and the government should formulate the real estate market development goals and control policies according to the housing prices and economic development; low-price areas should set the development of commercial economy and raise the level of residents’ income First of all, beware of the drop in housing prices will have a negative impact on the regional economy; moderate housing prices should slow down the rate of house prices to extend the duration of high flexibility; housing prices in the region must strictly control the growth rate, beware of its inhibitory effect on regional economic development.
