通过面板回归模型检验了我国256个地级市房价与城市经济开放度之间的关系。结果发现:城市经济开放水平的高低对房价有个显著的影响,主要是通过影响经济增长、人均收入以及人才流动来影响房屋的供求,从而来影响房价的波动。因此,政府须从房屋需求和供给两方面来调控部分地区过热的房地产市场。
The panel regression model was used to test the relationship between the price of urban housing in 256 prefecture-level cities and the degree of urban economic openness. The results show that: The level of urban economic openness has a significant impact on house prices, mainly through the impact of economic growth, per capita income and the flow of talent to affect the supply and demand of housing, thus affecting the price fluctuations. Therefore, the government should regulate and control overheated real estate market in some areas from two aspects of housing demand and supply.
