近年来,我国房地产行业处于高速发展和规模化扩张的阶段。房屋贷款至始至终都是各地区商业银行在发展的项目,同时也是商业银行主要发展项目之一,导致房贷规模日渐扩大。随着人们买房需求的提升以及个人住房贷款额度的不断增加,与其相关的业务风险也在不断的显现,部分因素会影响到住房贷款的正常发展,有必要对已经显现或潜在的风险进行认真研究,并提出切实可行的应对政策,努力控制风险。本文通过对平潭县兴业银行的个人住房贷款风险管理存在问题,立足于实际,提出解决平潭县兴业银行个人住房贷款风险管理问题的相关建议和对策。
In recent years, China’s real estate industry is in a stage of rapid development and large-scale expansion. Housing loans throughout the district commercial banks are developing projects, but also one of the major commercial bank development projects, leading to the growing mortgage scale. With the increasing demand for people to buy a home and the increasing amount of personal home loans, the business risks associated with them are also constantly emerging. Some of the factors will affect the normal development of home loans. Therefore, it is necessary to seriously study the risks that have emerged or are potentially latent , And put forward feasible response policies, efforts to control the risk. Based on the actual situation, this paper puts forward some suggestions and countermeasures to solve the risk management of personal housing loans of Pingtan County Industrial Bank by Pingtung County Industrial Bank’s personal housing loan risk management.
