2009年以来,随着房地产调控的逐渐深入,楼市交易冷淡,造成了房地产企业资金回笼不畅,加之银行信贷紧缩,使其开始采取房地产信托的方式来融资,这直接导致了房地产信托业的繁荣。但繁荣的背后,其兑付风险逐渐显现并加大。本文从我国房地产信托现状出发,分析了存在的主要风险,提出了化解对策。
Since 2009, with the gradual deepening of real estate regulation, the property market trading frosty, resulting in poor returns of real estate funds, coupled with the tightening of bank credit, so that it began to take real estate trust financing, which led directly to the real estate trust industry’s prosperity . However, behind the prosperity, the risk of redemption gradually appeared and increased. Based on the status quo of real estate trust in our country, this paper analyzes the main risks and puts forward countermeasures.
