住房抵押贷款证券化是上世纪60年代末期新兴的金融产品,已在房地产市场和金融市场较发达的国家和地区广泛实施。通过对住房抵押贷款证券化特征的讨论和不同模式的比较,揭示了我国现阶段实施住房抵押贷款证券化有利条件和障碍,分析了该种金融产品在我国的实践意义和发展前景。
Securitization of housing mortgage loan is an emerging financial product in the late 1960s. It has been widely implemented in the real estate market and countries with more developed financial markets. Through the discussion of the characteristics of the mortgage-backed securitization and the comparison of different modes, this article reveals the favorable conditions and obstacles for the implementation of the mortgage-backed securitization in our country and analyzes the practical significance and the development prospect of such kind of financial products in our country.
