城市住宅市场的需求差异主要源于城市发展状况,城市住宅供给具有调节城市住宅价格和城市人口变化的功能。该文计算了中国33个主要城市2000—2005年的住宅供给弹性,研究了住宅供给弹性对城市住宅实际价格和城市人口变化的调节作用。实证研究表明,住宅供给弹性较小的城市,住宅价格增长较快,城市人口增长和劳动力供给会受到抑制;住宅供给弹性较大的城市,住宅价格增长较慢,而城市人口将会出现较快增长,劳动力供给也较为宽松。基于城市住宅供给、住宅价格和人口流入之间存在的密切的相关关系,住宅供给政策应在考虑住宅市场与城市协调发展基础上进行差异化的选择。
The difference in demand of urban housing market is mainly due to the development of cities. The supply of urban housing has the function of regulating the price of urban housing and the changes of urban population. This paper calculates the elasticity of housing supply in 33 major cities in China from 2000 to 2005 and studies the accommodation effect of housing supply elasticity on the real prices of urban housing and urban population. Empirical studies show that in cities with less housing supply elasticity, housing prices increase rapidly, urban population growth and labor supply will be inhibited, cities with larger supply elasticity of housing will have slower growth in housing prices and urban population will appear faster Growth, labor supply is also more relaxed. Based on the close relationship between urban housing supply, housing price and population inflow, housing supply policy should make a differentiated choice based on the coordinated development of housing market and city.
